Important Information for
Owners, Realtors, and Property Managers
At Ocean Grove Condominiums, we value the partnership of Realtors, leasing agents, and property managers who help showcase and lease our highly sought-after community. The following information outlines key guidelines for marketing, showing, leasing, or selling units within Ocean Grove.
Please note that the Ocean Grove Condominium Association does not engage in the marketing, sale, or rental of any property, nor does it act as an agent for individual owners. All real estate transactions are handled directly by owners or their chosen representatives.
All agents and owners are required to conduct sales and rentals in full compliance with Ocean Grove’s governing documents, Equal Housing Opportunity standards, and the Association’s established rules and regulations.
General Guidelines
Office Hours: The Ocean Grove business office is open Monday through Friday from 9:00 a.m. to 5:00 p.m. (Winter Hours), and on Saturdays from 9:00 a.m. to 12:00 p.m. (Summer Hours) for your convenience.
Sign-In Requirement: All visitors—including Realtors, property managers, housekeepers, and maintenance personnel—must sign in at the office upon arrival. This policy ensures the safety and security of all residents.
Parking: Guest parking is located outside the gate. Please avoid parking in assigned spaces. Unauthorized vehicles are subject to towing and/or fines.
Trailers: Trailers are NOT permitted on the property unless pre-approved for maintenance purposes. Violations may result in towing or fines.
Elevator Use: Elevators are for passenger use only. Do not hold doors open for extended periods, as this can cause malfunctions. For moving or delivery needs, advance authorization is required so management can supervise proper elevator operation.
Signage: Posting any type of sign, including “For Sale” or “For Rent,” in windows or on community property is strictly prohibited.
Occupancy Limits: Per Texas Property Code § 92.010
- 2-bedroom units: 6 adults maximum
- 3-bedroom units: 9 adults maximum
Commercial Use: Units may NOT be used for any business or commercial activities.
Internet & Cable: The HOA does not provide cable or Wi-Fi service.
Mailboxes: Mailbox keys are the responsibility of the unit owner. The HOA does not maintain spare keys.
Pets: Owners may have up to two pets. Pets must be leashed at all times and registered with the office, including proof of vaccinations. Renters are not permitted to have pets.
Pool: Pool use is restricted to owners, guests, and registered renters. Wristbands must be worn at all times by those age five (5) and over. No one may use the swimming pool unless accompanied by an Occupant, as defined in the Declaration. All persons 16 or younger must be accompanied by an adult while in the pool area. No breakable items are allowed in the pool area. While using the pool facility there shall be no profanity, horseplay, bicycles, roller skates, skateboards, riding toys, or harassment of other pool users. No person with an infectious disease, sore or inflamed eyes, nasal or ear discharge, open sores, or bandages may be used. No pets are allowed in the pool area. The pool area is designated a Smoke Free Area. No smoking permitted.
Renters: All renters, both short- and long-term, must be registered with the Ocean Grove office. Owners or agents must provide a copy of the lease agreement, names of all occupants (including children), contact information, and vehicle details (maximum of two vehicles per unit, parked only in assigned spaces).
Rental Terms:
- Short-term rentals: Minimum 7 days (per Ocean Grove Bylaws)
- Long-term rentals: More than 30 days
Sales Documentation: Resale documents must be obtained directly from Ocean Grove management for accuracy. Documents from outside sources cannot be accepted. The fee for resale documentation is $340. A Capital Reserve Fee is due at closing. All fees are subject to change and must be verified.
HOA Fees: Please verify current monthly HOA fees by contacting the office at 409-744-0877. Fee amounts are also confirmed in resale documents.

Parking Units: Per governing documents, parking spaces are not transferred with the sale of condominium units.
Elevation and Insurance Certificates: Certified elevation and insurance certificates are available for insurance or mortgage purposes and may be included with resale documentation upon request and payment.
Contact Protocol: Should any conflict arise while on property, please do not address another person directly. Instead, contact the Property Manager at 409-744-0877.
Compliance: No Realtor, agent, renter, or owner may override Ocean Grove’s rules or regulations through any verbal or written agreement without written authorization from management.
